Where the home buying process is typically fun and exciting, the home selling process oftentimes brings mixed emotions and can be work to ensure you get the most you can for your home. The good news is that your CRS agent will hold your hand through the whole process to ensure it is as smooth as possible!

First, you would need to schedule a listing appointment with your CRS agent where they will determine the appropriate listing price for your home, as well as update you on the current market, set expectations for the start to finish home selling process, and help you prepare your home for market. The preparation is one of the more labor intensive steps that should pay you dividends at the closing table. We recommend decluttering, cleaning, and making any necessary repairs or improvements. Because we also work with buyers in the current market, we have a very good feel for their needs and wants.  

Once your home is listed, agents will start scheduling showings for their buyers to visit your property. These buyers that come through to visit the home should be pre-approved and ready to buy if they like the home. The showing process is securely handled by your CRS agent to ensure your home and valuables are locked up when the home is not being shown. There is a lot of communication and technology in place to assure you are always kept up to date on your showing schedule and able to approve or decline the requested day and time.

Once an offer is submitted by an interested buyer, you can accept, decline, or counter. If you accept an offer, you would enter into a purchase agreement and proceed with the due diligence period. This is the time where inspections, appraisals and other due diligence takes place. It is also the time to update your insurance agent, notify utility companies, set a forwarding address at the post office, and pack up the rest of your belongings. Again, there are many details that go along with this due diligence phase and they are all handled by your agent to get you to a successful closing.

Finally, you will reach your closing day where you sign the necessary documents and transfer ownership to the buyer. This is also a great time to share home info while you are face-to-face with the buyer.
