Commercial real estate is a unique niche of CRS. We have relationships with local public authorities which is so beneficial when it comes to understanding the permitting process, seeking TIF district approval, understanding the latest area demographics, and navigating Planning Commission and City Council meetings. Our valuation process is slightly different when it comes to discussing office buildings, 4+ units multi-family, strip malls or your business. Financials are very important. We do multiple valuations including both the income approach and a comparable market analysis (CMA).

The income approach involves evaluating the property's value based on its income-generating potential. This method considers factors such as rental income, operating expenses, and market capitalization rates. By analyzing the property's income stream, you can estimate its current and future value.

On the other hand, the comparable market analysis (CMA) involves comparing the subject property to similar properties that have recently sold or are currently on the market. This method helps determine the property's value by considering factors such as location, size, condition, and amenities. By examining recent sales data and market trends, you can assess how the subject property compares to others in the market.

By utilizing both the income approach and the comparable market analysis, we provide clients with a more robust and accurate assessment of the property's value.

Our marketing is very similar to the residential process. Professional photography and drone photography is essential to great marketing and the online listing. We take care of scheduling the photographer, tidying up the property as much as possible, and also take care of that cost. It is part of how we are able to get more buyers into your property and get top dollar! In addition to finding you a buyer in our network, the online MLS platforms, and local Realtor websites, we are also in communication with the Alexandria Area Economic Development Commission (AAEDC) with our listings being displayed on their site. We have in person discussions about collaboration, what needs they are seeing in the community, and how our listings and clients can help meet those needs.
